If you do not have plans or lack complete plans and/or specifications, we can work with you to develop plans from scratch or finalize your existing plans and specifications.
In this type of arrangement, we will provide you with a turnkey service for the entire design and construction process. We work with you from the initial concept development, through a review of zoning requirements, budgeting, final design, permitting and completion.
We will act as general contractor and contract directly with you as the owner by providing all the work through our employees or subcontractors. However, in a design-build relationship, we handle not only construction but also, all of the incidental work associated with a construction project.
We are completely responsible for handling all aspects of the project. We follow through on the architectural design, engineering, surveying, and whatever other upfront work which needs to be completed to file and obtain permits.
We will help to establish a rough budget and work with you to develop the project plans and specifications.
When working in a design-build capacity, we allow a substantially shorter turnaround on your project. We are the project coordinator and your role is simplified.
The design-build process eliminates the scenario of completing the design process without having a fixed budget.
The design-build process prevents you from getting to the end of the bidding process only to find out you are over budget. This is a common pitfall of the traditional general contracting process, which will slow down the project and potentially increase the architectural budget considerably, while forcing owners to make difficult design and specification sacrifices.

If you have any special design requirements, such as green building methodology, we recommend proceeding in a design-build capacity. When designing a unique project, a cost analysis should be considered at the design phase onset, as often the implementation of special design features is dependent on the economic feasibility.
Our experience in construction gives us the ability to bring a fresh perspective to the design process, whereas working with an architect alone is often limited to the conceptual and potentially ungrounded in the practical and the feasible.

If you have final and complete plans and specifications, we will bid your project as described on our General Contracting Services.
